Reporting to the Technical Services Manager - Dublin 2
_KEY RESPONSIBILITIES_ .
The M&E Lead shall be responsible for the management and day to day
running of all elements of reactive and planned maintenance for all
mechanical and electrical equipment on the contract. This shall
include but not limited to the water systems, waste systems, heating
systems, cooling systems, air condition, ventilation, gas systems, all
electrical systems and building management systems.
The position involves the line management of 4 x mechanical and 4 x
electrical technicians on the contract. This shall include but shall
not be limited to the management of the technician?s time, workload,
performance, punctuality, personal development and training.
Main
_DUTIES_ include (but not be limited to).
? The management of the on-site team of M&E technicians
? The delivery of all planned maintenance of M&E equipment in line
with the contract requirements
? The identification and allocation of self-perform maintenance
tasks to technicians onthe contract through the CMMS system
? The management of third-party maintenance contracts through the
CMMS system including regular contract reviews
? The implementation of reactive maintenance as required through the
on-site team of M&Etechnicians
? Quality assurance monitoring and spot checks on self-perform
reactive works and third-party works
? The monitoring of the Client?s on-line ticketing system and the
allocation of work orders to the technical team to resolve the tickets
? Devise preventative measures to avoid equipment breakdown and
maintain business continuity
? The establishment and management of the annual mechanical
maintenance budget
? Creation and maintenance of asset lists and historic records
? The research and development of costed proposals to improve the
performance of the M&Esystems
? The reviewing of third-party risk assessments and methods
statements and the awarding of permits through the online permitting
system
? Management of on-site minor works projects
? Attendances where required assisting project teams on large scale
refurbishments, fit outs or new builds associated with contract
? Attendance at client meetings
? Management of Mechanical & Electrical Team Meetings
? While the position will be based on a **Apply on the
website**-hour week during normal working hours, it may require some
elements of the work to be performed outside of normal working hours
where required.
REQUIREMENTS:
? Minimum Fetac Level 6, QQI, City and Guilds or equivalent trade
qualification
? Minimum 5 years? experience working with M&E systems in an
installation or maintenance capacity
? Fully competent in the use of computers with the ability to create
and use spreadsheets, Google
Docs, Sheets, Slides, Drive etc.
? Professional imagine and demeanor
? Working knowledge of electrical and building fabric systems
? Familiarity with Maximo computer-based facilities management
package an advantage
